• What is Summerlin?

Summerlin is a 22,500-acre master-planned community situated
along the western foothills in Las Vegas, Nevada.

• What is a master planned community?

The primary land use in a master-planned community (MPC) is housing
but a distinguishing characteristic of a major master-planned community is the mix of commercial land uses or the mix of housing prices, styles, and densities within the master plan. The primary thrust of the development’s planning effort is to create a particular environment, a sense of place. In addition to homes and jobs, MPCs typically include substantial amenity packages including bike trails, parks, green space, recreational amenities, and golf courses. MPCs characteristically stress social and local community services such as schools, community centers, libraries, worship sites and other public land uses.

To be considered a "major" master-planned community, such as Summerlin, the MPC must exceed a minimum of 2,500 gross acres; be developed under a single master plan with common clauses, covenants, and restrictions; be operated by an individual owner/developer; be considered comprehensive; be designed as a primary home community and be characterized by a mix of land uses or residential types.

As of May 2006, Summerlin has a population of 92,650.

Approximately 200,000.

As of May 2006, Summerlin features more than 37,400 homes and apartments.

• When did The Howard Hughes Corporation begin developing Summerlin?

Development began in 1990.

• When will The Howard Hughes Corporation finish building in Summerlin?

Build out will take approximately 30 years, so Summerlin will be complete around 2020.

Approximately 12 miles or 20 minutes

• What is the monthly assessment fee for Summerlin?

The 2005 monthly assessment for Summerlin North Community Association residents is $40.
The 2005 monthly assessment for Summerlin South Community Association residents is $35.
The 2005 monthly assessment for Summerlin West Community Association residents is $35.

• What is an SID?

SID’s or Special Improvement Districts are created to fund public improvements such as roads, curbs, sidewalks, utilities, etc. These public improvements are usually funded from the proceeds of a bond issue sold by the municipality. Property owners in Summerlin are billed for their assessments on a semi-annual basis by either the City of Las Vegas or Clark County.
