Summerlin is a 22,500-acre master-planned
community situated
along the western foothills in Las Vegas,
Nevada.
• What is a master planned community?
The primary land use in a master-planned
community (MPC) is housing
but a distinguishing characteristic of a
major master-planned community is the mix of
commercial land uses or the mix of housing
prices, styles, and densities within the
master plan. The primary thrust of the
development’s planning effort is to create a
particular environment, a sense of place. In
addition to homes and jobs, MPCs typically
include substantial amenity packages
including bike trails, parks, green space,
recreational amenities, and golf courses.
MPCs characteristically stress social and
local community services such as schools,
community centers, libraries, worship sites
and other public land uses.
To be considered a "major" master-planned
community, such as Summerlin, the MPC must
exceed a minimum of 2,500 gross acres; be
developed under a single master plan with
common clauses, covenants, and restrictions;
be operated by an individual
owner/developer; be considered
comprehensive; be designed as a primary home
community and be characterized by a mix of
land uses or residential types.
